In a blink of an eye, it was the last PIP Birmingham of the year, but what a way to bow out – a packed room, superb speakers, new sponsors, members from across the country and on the day of the PIP Christmas Party 2023!
Introduction Rounds – were more important than ever with members from the other regions – and ever it was great to see what everyone is up to and how they can help the room!
Lorcan Donaldson – our first guest speaker was Lorcan with a superb Members’ Presentation as he presented a case study on his commercial conversion of a former TSB Bank in Redditch to a two shop / 7 flat conversion.
With many challenges presenting themselves on the way, Lorcan overcame a lack of funds by raising investment by raising his social media profile and he kept build costs down by surgical budgeting and project management – delivering the project in 21 weeks!

Simon Das of 978 Finance, on his debut, revealed himself as a new PIP Sponsor and presented a market update as well as a summary of the latest rates.
Confidence of lenders is improving and they are competing for market share.

The Expert Panel – The final item of the morning was the trio, PIP Partner Adam Lawrence, PIP Bham member Daniel Kennedy and Signature Finance’s Tom Howells – inviting them to ask them anything!
They were asked what to look out for in 2024.
Dan Kennedy was particularly excited about the opportunity PD rights will bring in 2024.
Adam Lawrence talked about the pain increasing for many vendors as cheap mortgage products will come to an end, producing great buying opportunities.
Tom Howells, a lawyer by trade, talked about some of the legal challenges involved in the world of lending and how important it is to get the right legal representation when raising funds.
Everyone was in agreement that 2024 will present many opportunities for those prepared!
That ended the morning’s proceedings and as ever the Mastermind tables followed lunch with speakers expanding upon their presentations with further questions from members.
Another superb meeting and already looking forward to doing it all again in 2024!
