The One About Land – PIP Digital – Wed 19th Oct

Wednesday evening was time for PIP Digital and the subject was Land Development.

Our first speaker was Paul Davis from Nimbus maps.

He gave us a full run down on how he started in property and how Nimbus maps came into being and why it is a great solution to being able to find pieces of land for development.

John Cox from the Land Buying Company was our second speaker.

I’m more used to talking to John with his insurance hat on, so it was great to hear him speak about his other business.

Both speakers discussed how you can make money by getting planning for a site and then selling it on.  There is no need to build out to make money from a land development strategy.
Both Paul and John use a direct to vendor plan and target sites they know will work for their long term goals.
One thing that was interesting is that there is a different approach to take with DTV letters.  Do you address the letters to a specific person or to the land owner / home owner?  Both speakers had different views on this.
A DTV strategy takes money and this is sometimes overlooked by training providers.  They talk about how is a great strategy and will find you sites, but you have to have the initial seed money to pay for this.
There are lots of opportunities for people to make the best of all the planning changes coming into effect and you should take advantage of the changes to PD rights and the new use classes.
After the two speakers had completed their presentations, we moved to the breakout rooms and were joined by Rupert Lowe from CrowdProperty.  He joined us to give our members the opportunity to ask questions about property development.
Rupert only attended the first breakout room session.  John and Paul both hosted two breakout rooms, so our members had the opportunity to ask both of them much more specific questions.
It was a great evening packed full of value and content.

Our next evening digital meeting is a little bit different, as it’s a FREE event which is open to everyone to join.

We’ve called it “Managing the Mortgage Mayhem” and as the mortgage market is in such turmoil, we felt it was time to open the digital event to anyone.  Peter Vandevenin from The Mortgage Consultancy has the best little black book of mortgage contacts that I know and he’s helped to put the event together.
The event is on 1st November from 6.30pm to 9.30pm

And the timing couldn’t be better, we have a new Prime Minister and are all wondering what effect he and his new team will have on the mortgage interest rates.
