What a meeting! I don’t think I’ve ever listened as hard or made as many notes as we kicked off 2023 with our London crew.
Peter Vandervennin from The Mortgage Consultancy began the day taking us through the current mortgage market, rates as well as sharing some insights around short lease lending. It’s tricky in the lending market as we know but looking at higher cash flowing investments as well as investigating deals with more creative purchase and financing options is key for 2023.
Josh Munt from Insurance-Desk next walked us through what they’re seeing within the insurance market. Did you know that 2/3 of the UK property market is underinsured? Working with your broker and using the BCIS calculator to check standard property values or getting a surveyor to get a reinstatement value for your portfolio if its more complex is essential for landlords. Josh highlighted if you’re moving away from standard BTLs into alternative tenant types such as HMOs / serviced accommodation, don’t forget to tell your broker.
Ranjit Singh Chagger next delighted us with his pearls of wisdom as he talked about Property Investor News and some of the more recent articles available to subscribers. Our first keynote speaker Nitin Aggarwal from Property Deals Insight and an experienced property investor himself. Initially built from his own investment journey and requirements todays system serves to take the heavy lifting out of sourcing and analysing deals. The system helps investors to sort through the close to 1 million properties that are online at any one time and identify the assets that fit your requirements and investment needs. Also working with property sourcers and investor/ developers it’s a creative technology that certainly captured the rooms interest.
Finally, we heard from Mike Bristow at Crowd Property (CP). He presented the major findings from the CP Property Developer & Investor Index. Their view is still that there won’t be a market crash, but we will see a correction of between 5-8% in the UK property market. Opportunities within the current market were opportunities such as portfolio purchases, single assets where owners are having to refinance in a new climate, supported living to name a few. Mike also recommended looking at alternative deal structures such as asset backed businesses, joint ventures with asset owners, options, and auctions.
