Sue Sims

Sue Sims bought her first buy-to-let property at 21 – a shop with a flat over it. She didn’t do much with it for the next 16 years. But then she started investing in more properties, getting more education, meeting more people and going in on some joint ventures.

30 years on and she now has more than 45 properties in and around Birmingham.

Sue, not only runs her portfolio, but she also mentors new investors, has her own lettings agency / HMO management agency Genie Homes (which runs out of her original shop) and is one of the co-founders Partners in Property network community in Birmingham, London, Manchester and Bristol.

Additionally, she has been instrumental in raising the profile of social housing and how it can be part of every investor’s portfolio. Sue’s own portfolio is 50% social housing properties and the rest is a mix of SA, BTL and HMOs.

Karla Wade is a property developer and investor. She and her husband Meka have been investing in property for the last 8 years.

In that time Karla and Meka have purchased an impressive 28 properties. Most of which are in the West Midlands and North England.

They started out with vanilla buy to lets but over time have explored different strategies including lease options, sourcing, buying through modern method of auction and simply buying on the market properties. After deciding that buying through auction was the strategy that suited them best, they mastered the art of deal analysis and bought with a vengeance even through covid and the struggles of lockdown.

Karla and Meka were able to double their projected profits when they were introduced to social housing and supported living and have been aggressively investing since 2017.

With every investment there is risk but Karla and Meka have been wise with their investments and have looked at all angles to be as risk adverse as possible. Yes they have made mistakes but because of their diligence those mistakes haven’t stopped their buying streak.

Karla’s presentation will cover why she and Meka have decided on social housing as their preferred tenancy type and how this has helped them accelerate the growth of their property business.

Personally leading on the design, development and mobilisation of various ‘homeless prevention pathway’ models, the most successful of which earning National and International recognition after being successfully deployed (and funded) to bring about an end to rough sleeping in one area outside London.

Craig has been at The Mortgage Consultancy since May 2017. After completing a degree in Business & Marketing he began his career in retail management. He moved into mortgage advice in 2006 and over the last 13 years has held a range of roles from Sales Director of a London brokerage before progressing to senior positions in two property consultancy firms. He is also a landlord with his own portfolio, having been involved in property and finance for many years.

He is a dynamic and passionate professional with experience of managing diverse housing options in both the general needs and care and support sectors, including overseeing a large portfolio of properties of 3000+ units spread across the West and East Midlands.

A well-respected specialist with a strong knowledge base in housing management services, specialising in customer satisfaction, tenancy agreements, repairs and maintenance, voids and lettings, support and assessment, leasehold and private rented sector service management, supported housing accommodation projects (homelessness and mental ill health), older people, and call centre management. He also leads on the issues of welfare reform and data management for the association.

Wayne started off in supported housing around 7 years ago running his own supported accommodation service for tenants with mental health, he quickly realised that supported housing was a broken service and on many occasions not fit for residents.

When we hear of poor accommodation we think of poor property, disrepair or no support, we never think of a perfect looking property with excellent support being provided as a problem. But by placing a tenant who doesn’t want to be there ie because of location or the other individuals within that property this leads to poor accommodation and on many occasions setting someone up for failure.

This is where RoomMatch was born by building a central platform built on trust by housing providers and professional services where tenants have the choice to choose there own accommodation surly has to be a positive step towards independence.
