- Pinder Singh Dhaliwal, the MD of Falcon Insurance talks about the importance of instructing your broker correctly, so that you have the correct insurance policy in place. DSS tenants are not the same as leasing your house to a social housing provider
- Christine Janaway shares her experience about the due diligence you need to do when choosing a provider to work with.
- Adam Lawrence speaks about the big picture and where he sees social housing going in the future.

Who’s Speaking?
Kul Mahay
Kul served for 32 years in the UK police service, of which two thirds were spent at leadership level. In his life as a police leader he has overseen complex and varied departments and commanded critical and major operational scenarios.
He speaks widely on the subject of leadership, EDI and culture. He is a regular contributor to tv, radio and newspaper. Just some of the media he has been featured in include:

He has recently featured in two episodes of Judge Rinder’s Secrets of the Interrogation Room on the Crime and Investigations Room and was the creator of a police drama on BBC iPlayer called Granite Harbour. Kul also has his own weekly radio show, ‘Unlocking leadership’.
Kul is highly demand for keynote addresses and is the creator of one the most highly accredited public speaking programmes in the UK, ‘Create and Speak’.
Adam Lawrence
Adam’s property career started in earnest in 2011 and since then he has been involved in over 550 UK properties, from flats purchased for £23k to portfolios of 91 properties at a time, and everything in between. The goal has been to buy at good value, add value, and then refinance and hold on – there has been some development, and sale, along the way but 90% has been to retain.
Adam has shares in a number of trading business interests focused around property support services and is privileged to work with people who he considers to be amongst the top lettings agents in the country.
Within his group built around a joint-venture model, the balance sheet is approaching £50m in assets, with a loan-to-value under 60%. The central tenets are risk management and sustainable growth in a sector which is crying out for reform, efficiency, and ethical business people.
Sue Sims
30 years on and she now has more than 45 properties in and around Birmingham.
Sue, not only runs her portfolio, but she also mentors new investors, has her own lettings agency / HMO management agency Genie Homes (which runs out of her original shop) and is one of the co-founders Partners in Property network community in Birmingham, London, Manchester and Bristol.
Additionally, she has been instrumental in raising the profile of social housing and how it can be part of every investor’s portfolio. Sue’s own portfolio is 50% social housing properties and the rest is a mix of SA, BTL and HMOs.
Craig Beesley
He makes getting the right mortgage easy and many clients work with him due to him being an experienced, respected and fully qualified mortgage broker; having a wide range of residential mortgage products to offer.
Christine Janaway
She has overseen more than £2bn of property deals transacted. She has been Head of Property for two national Estate Agency chains and Partner in Charge of a 25 strong professional fee earning team for a national commercial consultancy.
Christine has acted as a consultant to plc’s, national charities and international businesses as well as individual investors.
Her current focus is on Social Housing projects including development, acquisition, funding and leasing.

Racine Thomas and Rebecca Parke
R&R Property Services
Racine and Rebecca first met when they both worked at a law firm as paralegals in 2019. They found themselves discussing their experiences with homelessness and how working in Birmingham highlighted homelessness so much more. Passing through town to get to work on a daily basis became heartbreaking as it meant walking past several homeless people and feeling helpless to only be able to help them short term, when in reality, they wanted to help long term and change people’s lives.
Racine’s passion comes from becoming homeless at quite an early age herself and faced a lot of trials and tribulations that a lot of homeless people face today. Rebecca has experience of supporting people with mental health first hand and felt she wanted to give back to the community with the knowledge and experience she had gained personally.
The original plan was to acquire rent to rent HMO properties, let them out on a room by room basis and then make enough money to open some form of homeless aid. However, along their journey Rebecca and Racine came across the Supported Accommodation model and realised that this was the avenue for them.
R&R currently have seven HMOs, housing and supporting a total of 31 vulnerable adults to get to the next stage in their lives. They work very closely with an Registered Social Landlord which enables them to give the required support needed to each individual, to a very high standard.
