Bristol, January 2023. The one where we learnt from each other.

Friday saw the first PiP Bristol face to face event of 2023, and what a cracking day we had; centred around learning from each other’s experiences,  and entitled “Black Swans, the ones that kept us awake nights…”

First up and kicking off the day with a bang, was our co-founder, Adam Lawrence, delivering an absolute masterclass in macroeconomics. Adam spoke about the events we have seen economically and politically and the effect they have had, both on the country as a whole, on us as individuals and the wider property sector. The room was silent and focussed and the tone was set for a day full of lightbulb moments and learning points.

Next up we saw one of our sponsors, John Cox, from Insurance Desk take to the floor. John gave an insurance update, about the state of the market and how to protect yourself and your business, guarding against Black Swan events. Insurance Desk specialise in quirky and complex insurance, so John was able to draw on his many years of experience, both as an insurance professional and a property investor, sharing information from some real life case studies.

After a quick coffee break, Ben and Angie Nicholls, our Bristol hosts, were up next delivering a presentation with examples from 3 deals – past, present, and future, where “black swan” information was an absolute game changer. Ben and Angie described what the issues were, what solutions they had employed and, perhaps most importantly, what the issues had taught them. There were numerous learning points in their presentation, for everyone.

Another of our sponsors, Peter Vandervennin, from The Mortgage Consultancy spoke next. Peter delivered a mortgage update, with a “hot off the press” run down of a number of lenders and their latest products, up to date interest rates across the board and a superb insight into new products for various different property models due to hit the market in the coming months. Peter’s 30 years of experience has been invaluable to the community during the recent uncertainty over interest rates and his presentations are always eagerly awaited – he did not disappoint us on Friday!

And, last but not least, Jessica Macaulay, our PiP London host delivered a fabulous presentation all about her own Black Swan, a deal with possessory title. Jess left absolutely no stone unturned, describing to the room the risks attached to this type of purchase; what she did to mitigate them; the issues she encountered and, how she circumnavigated these issues. Jess gave us the facts, the figures, the problems, and the solutions she had found, and delivered a presentation with huge value and lots of learning for the room!

It was then time for lunch and networking before our favourite part of the day – the round table discussions, where members got the opportunity to have deeper discussions with the speakers, sponsors, and industry professionals – this is always a part of the day which delivers lots of value for our members.

Finally, after a content rich day, we adjourned for a drink and a bite to eat, to network further and discuss the events of the day!

Our next meeting is on Friday 24th February and the theme for the day is “the accidental landlord”.
